How to "PIN" a VM to an ESXi host to prevent it from vMotion during Maintainence mode ?

Hi, Sorry to ask this as I cannot seem to find the answer to this relatively simple task.

Firstly I am using 3x hosts running EXSi 5.1 on vCenter 5.1.0b Standard AK (upgraded from Essentials Plus) with a iSCSI shared storage.

I do have lots of Appliance VMs running especially from Trend Micro Deep Security (TMDS), VDP, Acronis Backup Appliance, Dell Management Appliance etc.

Some of these Appliances are supposed to be "pinned" to their hosts such that each host would have their own backup or TMDS appliances.

Due to certain installations or updates, we will need to bring the ESXi hosts to maintenanece mode then reboot.

Before the reboot or even before the installations or updates, I would have vMotion the VMs to another host, power off those that would stay in that host.

However, when the software such as TMDS brings the ESXi host into maintanence mode, it will also vMotion the powered off VMs to other ESXi hosts.

1. I do not know which hosts they are moved off to...

2. So far, the powered off VMs remained power off (thank goodness for that)

So my current workaround is to bring the ESXi host(s) into maintanence mode manually (untick the vMotion powered off VMs) so that when software reboots the ESXi hosts, the powered off VMs stay.

My question is how do I set such that when the ESXi servers reboot or fo into Maintanence mode :

1. powered off do not get vMotioned off the ESXi hosts ?

2. only powered up VMs get vMotion off

3. All VMs get vMotioned off except certain VMs which will be powered off and stay
